Cheltenham Racecourse ROI
The South Australian Jockey Club (SAJC) has decided to dispose of the Cheltenham Racecourse and reinvest the capital realised back into the racing industry. The SA Government is required to endorse the sale and this endorsement has now been provided subject to certain conditions.
The Cheltenham Racecourse, comprising approximately 50ha of land, fronts two major roads being Torrens Road and Cheltenham Parade, and is only some 9 km north-west of the Adelaide CBD and approximately 4.5 km from the coast. The main Adelaide – Port Adelaide railway line runs along the southern boundary of the site, with easy access to the Cheltenham station. The site exhibits all of the required locational characteristics for a significant integrated urban redevelopment project.
The Club is prepared to consider innovative settlement/participation options which not only provides initial settlement capital but also provides the Club with potential “up-side” without assuming undue risk.
A two stage process is being adopted. Stage 1 – the calling for Registrations of Interest (ROI) from suitably credentialed/experienced developers. Stage 2 – to be determined by the Club once Stage 1 ROI’s have been assessed and may comprise direct negotiations with one or more short listed Registrants, or a more formal selective tender process.
